AugustusLivia

Parking that hosts you.

Parking spaces were treated like storage spaces. We treat them as hospitality spaces. Livia, our AI parking host, greets every driver at the gate and in the app. Augustus, your AI operations manager, gives owners, managers and staff one command center for the whole garage.

Livia hosts your guests. Augustus runs your operation.

Drivers only ever meet Livia, their parking host. Behind her, Augustus is the AI operations manager and command center your owners, managers and staff work through. They share one record of every visit, payment and request, so nothing is asked twice and nothing falls through the cracks.

From storage space to hospitality space

A storage garage holds cars. A hospitality garage looks after the people driving them: expected, greeted, guided and sent off without a line. Here is what changes for a driver.

Storage-style parking compared with hospitality parking
Parking as storageParking as hospitality
Circle the block hoping for a space.Livia reserves your space and tells you the best place to park before you leave home.
Pull a ticket, then lose it.Your plate is your ticket. The gate opens as Livia greets you by name.
Queue at a pay machine.Card on file: drive out, the receipt follows. Or one tap at the lane.
“Where did I park?”Ask Livia. She knows your level and bay.
A speaker box that can't hear you.A host who listens to your voice, in your language.
Nothing to offer but a space.Car wash, EV charging, luggage help, an umbrella, dinner delivered to your car.
Lines at 8 a.m. and 5 p.m.Express greetings and rush mode keep every lane moving.

Make parking feel like the venue it serves

Parking is the first and last impression of every visit, so it should match the experience of the venue. A five-star hotel shouldn't come with a one-star garage: at a fine hotel or restaurant you're welcomed first and settle up at the end, at a show you buy your ticket before the curtain, and at a resort the bill simply follows you home. Choose the experience for each garage or lot, and mix them across a site.

Like a fine hotel or restaurant: welcomed first, settle up at the end

Pay on exit

  1. Arrivegate opens
  2. Parkand enjoy
  3. Payat the exit
  4. Leavegate opens

Guests are never asked to pay at the door. Livia greets them by name, the gate lifts, and the bill comes only as they leave, like checkout: one tap, or nothing at all with a card on file.

Best for five-star hotels, fine dining, hospitals, offices, shopping districts

Like a show or a stadium: ticket first, then nothing in the way

Pay on entry

  1. Arriveat the gate
  2. Payat the entry
  3. Parkand enjoy
  4. Leaveno stop

Buy the ticket, then relax. One flat price or a set number of hours at the gate, and nothing stands between you and the exit when the event lets out. Stay longer and only the extra time is due.

Best for stadiums, arenas, concerts, airports, flat-rate event lots

Like a resort's express checkout: the folio follows you

Gateless, pay after parking

  1. Arriveno gate
  2. Parkand enjoy
  3. Leaveno stop
  4. Payafter, by app or text

No gates, no stops, no tickets. Cameras note when you arrive and leave, and the bill follows you, like a room folio sent after checkout: card on file, pay by plate in the Livia app, or a text link.

Best for surface lots, curbside, mixed-use and residential

Every style has the same host: Livia greets drivers, takes reservations, honors monthly passes, and lets a saved card settle everything without a stop.

Livia, the parking host drivers meet

One personality in two places: the AI robot at every entry and exit lane, and the Livia app. Warm, quick, multilingual, and always on the driver's side. Here is a visit with Livia, from booking to drive-off.

  1. Before you arrive

    • Parking reservations in a chat: garage, time, plate, extras, exact price, done.
    • Best place to park for where you're going, with live spaces free and EV chargers.
    • Your plate spelled back so the camera recognises you on arrival.
    • Preferences remembered: quiet greeting, oat latte, accessible bay.
  2. At the gate

    • Ticketless entry by license plate recognition, even when a character is misread.
    • Greeted by name, with your level and spot.
    • Talk to Livia through your window in any language. She listens only to you, not the next lane.
    • Monthly passes and windshield tags work too, and can't be shared with another car.
  3. While you're parked

    • Find my car: level and bay from the garage's guidance system.
    • Car wash, EV charge, tire check, luggage help, food to your car.
    • See your running total and extend from your phone.
    • A real teammate whenever you want one.
  4. On the way out

    • Tap-free exit with a saved card, or one tap at the lane's secure reader.
    • A clear receipt, never a surprise.
    • A balance from an earlier visit? Livia mentions it kindly and you can settle it or dispute it in the app.
    • “Drive safely, see you next time.”

Livia serves drivers; she never operates the garage for them. Gates open on a recognised plate, a valid pass, a payment or a manager's instruction, never because someone insists. That keeps parking fair for everyone in line.

Chat with Livia

Augustus, your AI operations manager

For owners, managers and staff. No dashboards to learn: Augustus is one chat field. Ask in plain words and get the numbers, a chart or a table, and what to do next. Managers can act too, and every action is logged with their name.

Reports on demand
Occupancy, revenue, lane speed, reservations, guest ratings, concierge requests, staffing and hiring, across every garage.
Alerts that find you
Offline cameras, a barrier that didn't answer, a stuck lane, a stolen robot, a new dispute: sent to Slack, Teams or text in seconds.
Control through Livia
“Open Market St Entry” or “rush mode on the exit for 20 minutes”. Livia does it and tells the driver.
Passes and anti-passback
Issue, suspend or mark a card lost in a sentence. Operator passes for testing and backups.
Disputes and balances
See who owes what, read the driver's side, and uphold, waive or reduce.
Data you can trust
Camera-confirmed plates, verified phones and emails, card tokens instead of card numbers.

How did the lanes do in this morning's rush?

Market St Entry moved 212 cars from 7:00 to 9:30. Decisions took about 1 ms; Livia used express greetings for 48 minutes.

One open alert: Exit barrier unreachable (7F3A2C). The exit lane is queuing.

Rush mode on the exit for 20 minutes, and send someone to the barrier.

Done. Livia is in express mode at Market St Exit until 9:52 and alert 7F3A2C is acknowledged for you.

Questions about hospitality parking

What is hospitality parking?

Hospitality parking treats a parking space the way a hotel treats a room: you're expected, greeted by name, guided to the right spot, offered what you need, and sent off without a line. Storage-style parking only holds your car. Hospitality parking takes care of the person driving it.

Who is Livia?

Livia is the host drivers meet: a robot at every entry and exit lane, and the same personality in the Livia app. She recognises your plate, opens the gate as she greets you, takes reservations, suggests the best place to park, arranges a car wash or EV charge, tells you where your car is, and lets you pay without stopping.

Who is Augustus?

Augustus is the AI operations manager and command center for owners, managers and staff. It's a single chat: ask for occupancy, revenue, lane speed or guest feedback and get charts, tables and advice. Managers can open a lane through Livia, turn on rush mode, manage passes, decide disputes and work the alert list.

Can a driver talk Livia into opening the gate?

No. Livia helps with questions, bookings and payments, but gates open only from the system's own decisions: a recognised plate, a valid pass, a payment, or a manager acting through Augustus. Pressure to open the gate or skip a charge is politely refused, logged, and a teammate is called.

How fast is entry during rush hour?

The gate decision is a single database call that takes about a millisecond, with no AI in the way. When cars queue, Livia's greetings shrink to a few words, and managers can switch a lane to rush mode so exits lift immediately and payment follows by card on file.

Do we need new equipment?

Usually not. AugustusAgent connects to the LPR cameras, RFID and long-range readers, barrier gates, intercoms, payment terminals and parking guidance systems most garages already run, through an on-site edge agent that keeps gates working even if the internet drops.

What languages does Livia speak?

Livia answers in the language the driver uses, including broken English or a mix of languages, by voice at the lane or by text in the app. At side-by-side lanes, each Livia listens only to her own driver.

Pay on exit, pay on entry or gateless: which is right for my garage?

Think of the guest experience you want. Pay on exit is the casual dining restaurant: park, enjoy your visit, settle up as you leave. Pay on entry is the show or the fast-casual counter: pay first, then nothing stands between you and the exit, which suits events and flat-rate lots. Gateless is the resort's express checkout: no gates at all, and the bill follows the driver by card on file, the Livia app or a text link. Each garage or lot picks its own style, and you can mix them across a site.

Is payment information safe?

Card numbers never touch AugustusAgent. Drivers save cards on the payment processor's secure page and lane terminals are certified unattended readers. Only processor tokens, the card brand and last four digits are stored.

Give every driver a host.

See Livia greet a car and Augustus run a rush hour, on your own garage's numbers.
